The south side of Fayetteville is receiving some TLC. If you've passed through, you've may have noticed two projects underway that may spur development for the area.

• Some major changes: Specialized Real Estate Group is well into its South Yard project, bringing new residential living, restaurant, and retail space to the corner of South School and MLK Jr. Blvd. The project will feature local businesses and even a hotel in coming years and will begin welcoming tenants in early 2022.
• For the arts: The University of Arkansas is set to introduce a new art studio and design center in the fall of 2022, only a block away from South Yard. The Windgate Studio and Design Center and the Anthony Timberlands Center for Design Materials Innovation will be joining four other university buildings to complete the Windgate district just off of Hill Ave.
